Paul typically range from $300K–$550K, depending on location and condition.Rents: Median rents for 2–3 bedroom units are running $1,500–$2,000/month in many neighborhoods.Financing environment: Interest rates in the 6–7% range mean the mortgage payment is higher, making underwriting tighter but there's less competition so getting a better deal upfront is more feasible.Even with these challenges, house hacking can still work here when the numbers are run carefully.

I've done over a dozen flip/Brrrrs.Here's some basics I'm considering:-top school district -land cost <20% of total cost-either fully developed or pre-approval by town-I'll act as the GC, likely work on-site during construction-I've a real estate license so have good market knowledgeWhat I'm not sure of:-legal contracts/terms to use with contractors-how to secure best pricing for finishes/fixtures-whether $500-650 range is too risky for a first build I don't know how I missed this!

In general, you’ll see lower price points compared to a lot of other metros—many flippers are picking up properties anywhere from $80K–160K and putting in $30K–60K in rehab, then reselling in the $180K–300K range depending on the area.
