For a first deal today, I’d suggest going for a boring, cash-flowing small multifamily or a house hack in a solid, landlord-friendly submarket where the numbers work at today’s rates—even after stress-testing rents and repairs.

I would highly recommend running test ads at several price ranges to find what the market would pay. 

As someone who’s managed flips and overseen contractors, I’ve found that stress-testing the numbers up front is key.

That could replace a big chunk of my ~$112k/yr PM spend without slowing acquisitions.I’m leaning toward a test: hire a VA + local runner/ops lead, keep CapEx in-house, outsource leasing/renewals, and measure it for a full cycle.

My primary strategy is long-term rentals, though I am open to testing short-term rental potential with one unit if the right property allows.I’m interested in off-market opportunities or deals that are below market value, ideally with minimal rehab (cosmetic updates are fine).
