@Sami Gren Your attorney's advice is not baseless, there is legal reasoning and precedent in NJ that supports the requirement that a rent increase/renewal notice should effectively terminate the old lease (notice to quit) while offering a new lease.

FYI: most PMC software includes electronic payments via ACH - for which banks charge fees past a certain amount of transactions.

In mean time, most accounting software can handle multiple properties and bank accounts as you scale (automated bank feeds, suggested categories as it learns your transactions, etc.).
