Investment Info:Small multi-family (2-4 units) private money loan investment.

I have been a REALTOR and property manager and I am currently transitioning into the mortgage side and I am moving into investing.

Market data is saying that sellers are getting more flexible and deals are out there, but I know closing is just the start in terms of investment strategy/ROI considerations like holding costs, etc. 

I wouldn’t let that be the reason not to explore the strategy, but I also wouldn’t build your entire investing thesis around it either.And if you’re looking at landlord-friendly markets with low entry points, Detroit may be worth exploring.

I am new into real estate investing and been interested in this for some time. 

As for out-of-state investing, many investors use property managers to handle things remotely.

I prefer to invest in properties that I can physically get to relatively easily, but since you know the area well, and if you feel like you have a team there locally that can help you I don't see anything wrong with investing there.My 2 concerns are that this area might actually be a C- neighborhood because I like to over estimate my property grades, and that the $200 a month cashflow won't cover your expenses.
