I have this crazy debt ratio without any bad debt (no credit card debt, no car loans, no personnel loans, no toy loans (I have various ritually every toy: 7 cars, 2 boats, a motor cycle, beach house - still missing a plane)).Dave Ramsey’s advice is correct for many/most Americans but is hindering to most BP users.best wishes

The only issue is that its tucked against the highway and basically at the end of a commercial street with geographic barriers all around, so theres really no opportunity for any other development ie multifamly etc in that vicinity.

Instead of generally looking for a multi-family, pick two or three neighborhoods that have the right blend of strong cash flow and moderate risk, like parts of Hilltop or Whitehall.Once you know exactly what streets you want to buy on, it makes finding the right investor-focused agent and property manager much easier because you can find people who specialize in those specific pockets.Good luck with your search!
