As far as putting the property in a LLC, I thought it would make sense to protect myself from as much liability as possible......but I intend on owning several properties ... seems like it could get messy if they're all under my name and something unfortunate happens.

I deduct for a messy jobsite, I deduct for late work, I do not pay for inferior work, and I make them sign this all before hand saying they understand everything and agree to it.

The best tip for me was asking the tenants directly of any issues, in one of the units I learned of a leak which was included in the inspection report.One interesting thing I noticed was, the tenants that were the most messy/kept the worst apartments were also the most rude, entitled, etc.

in affected areas first.Taking out drywall is also fairly easy (big hammer, regular hammer, and flat prybar is about all you need) but is very messy so enclose the work area, wear protection and ventilate it.Note if if this is a pre 1978 house which it looks like it is,   and you plan to rent it,  then legally speaking you must be lead paint certified and follow abatement procedures when removing or disturbing more than six square feet of painted surface in any room.

From the get go they were messy, broke/bent rules, late more times with their rent than all of our other tenants combined but we tolerated it.2 months ago, that tenant started a fire with her careless smoking (she was following the rule of outdoor smoking only) and caught the unit on fire and damaged the adjacent unit.
