Miniature horses are popular I hear, and recently there was a story-pic included- about an ES Alligator. 

I haven't really got into the conversion options, mostly because I don't want to be limited by the size of the existing structure since most of my homes are from a century ago with a 1-car garage the size of a model T or horse buggy, if I'm lucky.

although their loan packages can choke a horse..  

Super deal . . . and then we started to get the financing and found out that putting the cart before the horse was not the way to go. 

The jockey is always more important that the horse!

There is a lot of glam to his site, and I like folks leading investments to be more like work horses than show horses :)

The best way to describe them is that they are like miniature horse trailers about half as long with a trailer hitch at one end and wheels in and under the front.

If they did, everyone would be doing it and it wouldn't be all that radical or inspiring or profitable.Yes, you can kick a "weak" horse.

There is also a big horse riding area and national recreational area within 30-45 minutes.

And definitely find out how to make sure you're covered from an insurance perspective if people are bringing horses onto the property, etc.
