Thanks mate and great advice. We just recently turned on the marketing engine and it's been hectic.Crazy to witness how many disgruntled landlords there are in our market. It's a trend I noticed 10+ years ago but never bothered opening our doors to outside folks.I'm a more controlled business man nowadays so won't be doing any guerilla marketing tactics hahaWe are already killing the online game with simple SEO so it would be unfair to the rest if we pulled out all of our artillery lolThanks again and much success

It isn’t always the case. Our team will need direction from time to time especially when unexpected expenses come up.Over the years we have witnessed many investors with magical expectations of making millions within a year (My name isn’t David Copperfield) and that just isn’t the case). If you aren’t willing to buy multiple properties and hold them long term, you will mostly likely loose money.I’ll repeat that for everyone :)If you aren’t willing to buy multiple properties and hold long them term, you will mostly likely loose money.

This process keeps it clean and professional, unemotional, and doesn't put anyone in my office in danger.A couple more tips:Always be aware of your surroundings and the risk presented by the circumstances and the other party; If there is even a slight risk of the tenant getting angry, bring a witness. If you can't bring a witness, bring protection;Don't enter the home of a bad tenant where they can secretly attack;Men should never enter a rental with a female when there is ANY kind of conflict because it sets him up for a claim of harassment or assaultThese safety tips are true for unpaid rent or eviction, but should also be followed any time there is any issue that can cause stress or anger for the renter.

One of the biggest misconceptions I witness time and time again with investors is regarding their ROE (Return On Equity). For example, if you acquired one of your SFH for $100,000 and paid all cash (Mortgage Free) and we subtracted your expenses at $2,000 from gross rents of $12,000, you would have a NOI of $10,000.Â

You'r right, a 30y term is going to require a future sale to have a much bigger discount, so it has it's drawbacks, and it can kill the deal to begin wit.
