It just positions you as a pest.  

Pest control- we put mouse bait out along the fencelines and under the units, mow excess weeds and grass.

There are scheduled things like pest control and landscaping. 

There will be contract services (trash, pest, cleaning, etc), PMs, and the admin portion of bill pay, sprinkler, fire and backflow inspections. 

Make sure you know how to handle if they don't pay rent, if they move extra people in, if they damage items-  what is tenant responsibility to pay- pest control, snow removal, gardening, pool service, filter changes.Are you prepared to respond if they call you for little things like lightbulb changes, remove control batteries, etc. 

So help me out here.Are you thinking of things like HOA, vacancy rate, reserves, utilities, lawn care, pest control, repairs, advertising, security alarm, trash, water, evictions, legal, etc?

Even I was close to a  fabulous house but the inspector was so thorough and he mentioned Wood Destroying Organisms and we found so much termite infestation in the attic etc that I decided it was too much work and moved on:)

If you have a garage or other small secure space with power that is also near a scooter infestation you might try to get in touch with these chargers and rent that space for a premium.

and PS I have owned 4 MHP s  over the years so its something I am familiar with my normal routine though is to find a tweaker infested one and turn it around and resell and make $$$
