Just because real estate investors can get bargains, doesn't mean it's what's good for our fellow citizens. 

Build your credit, pay your debts, expand your credit lines for the future and be a good citizen.

Probably a combination of both in the case of California.It seems that the majority of California citizens, although they may be intelligent, are not particularly smart.

It seems like the wealthier residents would have more of an incentive to move because of taxes (and other regulations) than the average citizen would.Admittedly this data is a little old but I suspect it still holds true.  

I'm sure the county, road & bridge, nav and port, drainage district, water control, city and ISD all nominate people who have the average citizen's best interests at heart : /.They need to cap the rate increase to .10 or .20 per 100 every 3/4 years (freeze it in between).  

This city’s citizens have an amazing amount of hubris, and as much as we love to beat on it sometimes, it’s an absolutely gorgeous city and we don’t take kindly to people from CA beating on it for us ;).

As much as I enjoy protecting and serving the great citizens of the State of Texas, I've come to the realization that I will never truly experience financial freedom and personal wealth unless I take a chance at real estate.  

Hint: There is one in Puerto Rico @ Caribbean (and the Island of PR is part of the US, yes dollars and no passport required for US citizens), "El Yunke National Park" in Puerto Rico, the largest rain forest in North America!  

Are there any members here or does anybody know of any people that are permanent residents living in Canada who are also US Citizens investing in the United States? 

It's going to happen around property 25+, with at least 20% of those being really good properties(B+/A-).I think the gap of underinvested real estate is gone, now you've got to really hold premium locations and get in front of locations that are growing, low tax, citizen friendly.
