If I went down during the dead months - let's say September & October instead of January & February - I'd probably net an extra $6-8k per year because I'd stay more solid booked in those months.

If it's been dead, switch your photos around. 

I am sure something like this exsists in NYS and no - you don't want to make ANY modifications to a court tested lease.We have case law in Wisconsin where landlords had to pay 6 digit numbers because their lease included what Wi law defines as 10 deadly sins - and they are not super straight forward, so even attorneys' leases got caught. 

I did the same exercise on another property in TN and received quotes for Businessowner's and Rental policies and they came in dead last that time, too.

Emergency repairs in the dead of winter or the middle of summer are expensive and I hate seeing a brand new $1500 control board going into a 36 year old furnace, which makes no sense.
