I plugged it into our internal software, its not calibrated for your market so its not as accurate, but...It gave me the following comps: 1. 141 Pine St - $65002. 1 Rocky Brook Rd - $53003. 298 North St - $72004. 4 Edson Rd - $79005. 81 Tisdale Dr - $5200Looks like $7200 running some quick and dirty numbers, but $7500 is not unreasonable.

I intend to front the money for all the planning work and will “contribute” the land as sponsor equity, but would be looking for someone else to come in to potentially manage the development and bring the capital.Alternatively, I’m considering whether it makes more sense to just sell it as a development opportunity once I have obtained planning approvals.Curious what people think would be the best way to proceed.
