He again started yelling at me and told me that I can’t ask any questions, my job is just to finance and sell the property.Whatever he is doing is a lose-lose situation for both of us, not sure why he is behaving this way, because if he could finish the project on time, we could flip the property sooner and also could start a new project.

It actually seems counter productive to me to fight to make them "behave" to your liking so that they are more successful, rather than you putting your energy into promoting local agents and local sources.

I'd also start doing weekly walk throughs so you can see what progress is being made.He could be having a hard time with the break up and tell him it is understandable, but it doesn't change the fact that you need to get things done so you can move on.Having him live in the place is not a good idea for many reasons, but you live and learn.

My suggestion after 45 years investing in both residential and commercial property is as follows: Forget any backward looking analysis of how the property “behaved” in the past; analyze only the FUTURE and base your investment decision on that.

My hope is that the clientele we bring in won't completely trash the place but I realize that is just wishful thinking and that people, regardless of income/ what they are willing to pay, can behave like animals (I was in the auto industry before becoming an attorney and the things I saw walking trades will forever haunt me).
