To help guesstimate numbers I would be interested to know square footage, number of bed/baths, how much remodeling is needed, info about the outdoor space, and where the property is located.

Ounce you get a qualified applicant you have to get property inspected which took us 4 weeks to get an inspection then they called some very petty items like outdoor exterior light that didnt have glass on it. 

[2]      Do you think you need mostly office space, or mostly kids training space--like a karate floor sort of situation or something; But it's soccer so wouldn't this most likely be an outdoor field and not a building?

Escondido tends to have stronger year round demand but tighter regulations, Wrightwood is more seasonal with big winter peaks, Redding has steady outdoor tourism with new rules coming into play, and Bakersfield is more of a lower cost entry with modest STR potential.

If your property is up to par you won't really have many maintenance calls except minor stuff such as plumbing clogs which is more likely to happen and requests to turn the AC up or down which you can do on your phone but other than that pretty hands off.Vacancy depends on location and your Padsplit property score the more comfortable you make your property (mini fridges, tv's, outdoor area) the lower your vacancy rate but you can expect about 10% vacancy factor in a Padsplit friendly area (centrally located, easy access to public transportation).
