Since other packages have free trials like PropStream and PropertyRadar,  I would do a bakeoff.

I wouldn’t call them scams across the board, it just depends on the person teaching and how you like to learn.Do you feel like you learn better with a step-by-step roadmap, or by trial and error with guidance from peers?

Im looking to mentor as a way to give back, ive learned so much but a lot of it was trial and error which I can absolutely help you avoid.

What @Ken M. and @James Hamling are “discussing” is an APPLICATION of state (s) law, which in reality would be decided by trial, i.e. judge / jury.  

Often the first weeks and months of a lawsuit (pre-trial) are spent weeding out parties that are not actually likely to be liable.

From what I’ve seen (and experienced), partnering with someone seasoned on your first flip can save a lot of trial-and-error.
