And obviously if you're seriously concerned about any potential liability contact an attorney :)(I'm assuming you've already told the tenants that you'll be the new owner; if not, I'm fond of telling tenants I'm just the property manager and someone else is the owner, so "the owner" can be the bad guy and I can be just another guy trying to do a job for his boss.)

The number one way I see investors losing money is by making mistakes based upon inaccurate information.For instance fond someone to get you the correct value numbers, contractors, closing attorney, realtor you can count on and trust......etc.....In the end, your team will make or break you.

I am not particularly fond of college and am unsure that I even want a career pertaining to Political Science.Now on to Real Estate: I am interested in Real Estate and a possible career in RE, and I am contemplating putting my degree on hold in order to take the necessary courses to become a licensed agent (I live in California).
