We went from a gutted space that was basically an old industrial building and we built out a full kitchen with walk in cooler/freezer, 70-tap draft beer system (not yet installed in the after pic), full bar, and 80 seats inside with an additional 35 seats on a 600 sqft covered patio

Our landlord, on the other hand, never hears from us, we pay rent on time, and we keep her place clean and maintained nicely -- it actually looks way better now than it did when we moved in, because we've repaired crumbly wall sections, spackled holes/dents, touched up scratched doors and floorboards, de-stained the linoleum, replaced cracked lightswitch plates, power-washed the patio, washed the blinds (the landlord didn't, there was cat hair embedded in them from a previous tenant, which by the way the landlord wasn't aware of anyone having a cat, LOL), etc.

Just liability coverage.However, weigh the risk with your tenants, I'd consider mowing along the stream, perhaps putting in a small patio nearby, sounds like it might be an attractive spot to sit.

Most lenders will also not lend to the buyer if there are health and safety issues, for example, unfilled pools (apparently drowning is not a danger but falling in and getting hurt is), cracked/uneven concrete in driveways or patios, etc.So these costs will not be present in every transaction but something to think about.Best of luck!
