I think once you factor that in and for sure lower on going maintenance Vegas is not all that much different than many mid west higher tax rate markets that are subject to snow and ice wear and tear.Now I like Ohio i do a ton of bizz there and do stuff in Toledo as well but just throwing this out there as a fellow west coast investor..

Diemsional 30 year shingle, ridgevent, ice and water shield, roof decking to be replaced where needed.The cost of the electrical can vary a lot, I assume it's all energized?

But we have minor league baseball and hockey, college basketball, baseball and football, 2 drive in theaters, 2 lakes, 2 malls, multiple golf courses, country clubs, 2 skating rinks, an ice skating rink, museums, orchestras, theaters, some amazing parks, and tons of great food - all within 5 - 30 min away. 45-60 min away you have Amish country, major league baseball, basketball and football, Lake Erie, casinos, 3 airports, etc.

No state income tax, grass to tend, no ice/snow, humidity/excessive rain, storms with names, floods, earthquakes but with reasonable to great property tax rates and less LL-tenant regulation.

Happened too many times for first 3-4 years.There is no risk of loosing the "deposit" either and it's just a bit of skin in the game even tho the skin is always yours to keep heheCovered all angles mate and made this as fool proof as possible but still enough to make folks "jump" through hoops to see who is legit and who isn't.As Chris mentioned, 90% of investors we don't end up working with and even when many commit to the deposit, I refund many times as I don't feel a good fit.Even with such stringent criteria, we still get mud thrown on us here on BP as some folks slip through the cracks.I could only imagine if we took on everyone and just focused on pushing sales.I can sell a TV to a blind man and ice to an eskimo.

I was all of about 10 the first time I was shot at, for the "crime" of walking through parking lot while some person was getting all twacked out on ice and just, who knows, seeing things or just felt like shooting at someone.

Lots of people out there that have fancy marketing, Podcasts, You Tube channels, that can sell a melting chocolate ice cream cone to a person in white gloves.... but until you truly work with them, its hard to be sure who to trust.
