Your friends are working and collecting rent is not really very fulfilling.

Then I own in a semi-franchise model,  basically own the trucks and buy routes and employ drivers to fulfill the logistics; you can contract with fedex, amazon, any shipping carrier, and get a ton of business quick.

On the societal side of things will leave that for a different post.  

During the pitch, that was based on a script his Upline” representative provided him with, he stated that he was in the program 6 years; he was earning “mid six figures”; he now had all the free time to spend with his family; and that this program had given him the ability to fulfill “all his dreams”.  

So instead of doing nothing they go to where they can pull it off financially and fulfill their dream of being an investor / landlord ..

That is always going to keep supply lagging behind demand, in my opinion.As far as rentals, there are multiple “Workforce Housing” projects in planning phases but the time it takes to get these things completed makes it hard to fulfill the constant demand for long term rentals.  

The overarching theme of all of my comments has always been that it isn't about being nice, it is about fulfilling the contract that you and your tenant entered into.Was it nice for me to buy a shared grill, sure I guess it was, but I did not do it to be nice or to make them like me or renew a lease.

Another thing to consider, the Listing Agent was hired by the Seller, who do you think they will have a primary fiduciary duty to fulfill?

Has anyone fulfilled this request? 

Rents are higher & I think the Amazon fulfillment center is gonna cause an increase in rental demand once it's up & running.If all things are equal & I have my choice between buying a house in Euclid or Parma I am picking the one in Euclid right now.
