I don’t know Texas, but out here there are various levels, each involving a different historical society.

I don't own in Hawaii, but my perception from my research there is that it's not an ideal cash flow market right now but can be great for appreciation, which it sounds like would be a pretty good deal in your scenario.If I had that much cash to deploy personally I would be putting it into properties that are most likely to hold value and most likely to gain value. 

There is a perception unique to Finance and Real Estate folks that rates will be lower in Q4 of 2023. 

You wont see a dime of the $$...So you have to ask yourself if the time, effort and some extra $$ are worth trying to make this issue possibly haunt this tenant in the future....show up when he tries to rent again, buy a house or a car etc.....For some the answer is YES.....I know the $$ is gone but I want to inflict some shred of accountability......if no one EVER does it, these clowns will keep doing it over and over.....someone has to at least try....For others, the answer is NO....its not worth my time and $$, let it go and move on....I understand the economics of the situation....but I hate to let people get away with ZERO accountability....that just contributes to many of the issues in our society

I think khakis and a buttoned-shirt fits pretty much any situation, adjust based on what you think the neighborhood/seller would expect.As to arrogance, there is exuding arrogance and there is the perception of arrogance.

I understand having a no dogs policy, that I can not dispute.However, to throw a whole group of people under the bus and calling them the biggest loser of society is a MASSIVE over statement.It really is a shame to see people that make statements like that in the world.

In short, basic functions of government and society that we take for granted, education, police, law... they are not existing here.
