Homeless people can re enter society, but they have to want it.

That’s an interesting point,  I’ve noticed design details like that can really affect perception.

Society as a whole is becoming less personal due to social media immersion.

I've learned that any deviation from the written contract creates the perception that everything's negotiable or just a "guideline".  

But a society where all want to be Captain, who's going to be Janitor?

If you just patch over damp material, that’s when mold can grow later.That said, from a landlord/owner standpoint, you also have to think about liability and perception.
