The closer your loans PITI matches or is less than the borrowers current rent the more .basis you have that the borrower can afford the mortgage.Ask of the borrower:  if you get into financial trouble, do you have anyone that might help you out over a financial hump.

Personal guarantees were required and my past blip wouldn't get over the hump even with the income of the property on my own. 2010 was not a fun year to try get a commercial loan, way different than today.

Part of the reason for this is it is expensive to have a couple architects on site for a few hours just to take measurements, and part of it has to do with us being able to rely on the expertise of the other trades.

I am not sure if I am just worrying more because it would be my first rental because if that is the case ill continuously stop myself and gotta get over the hump sometime, i just don't want to jump in on a bad deal and sabotage myself from the start.As far as the rough part of town its in a small town in Vermont, so "rough part" is not the same here as in other areas of the country.

the guy just put an F behind your name to create the account.I was a pretty big deal HML in the turn key space in my day.. and all we did was BRRR ..Us being the HML we would put you the buyer into title.. but we wanted an approved take out before we did the A and D loan for you.. so we had you all approved with an ARV appraisal that just required a 442  ( reinspect) once appraiser went back and filed the 442 we closed no appraisal after the fact issues..
