Here in Maine, it routinely gets deep into the negative temperatures in winter, so lack of power/heat/hot water can quickly become a health and safety issue, especially if there are small children/elderly or those with health issues in the building.

They can gaslight you, but that is just a distraction.They actually sell wipes to detect pot residue on walls, but I am not sure if they work and I would not spend the time or energy in engaging in establishing "proof" - you'll put up walls and they'll just dig more tunnels.Instead, I would:Contact their case worker ASAP, cite the behavior as a lease violation with her, and state that in addition to it being a breach of lease, it is creating health concerns for your family.

. 😊🙏🏼 I am concerned for your financial health:- I believe RE is more challenging than in recent times.- I believe the highest cash flow markets have the highest risk.- I fear a rushed purchase has additional risk.- make sure you have a good 1031 intermediary.- I believe the local market is challenging, especially with your goal of immediate cash flow, and not local (out of state) is higher risk and effort.Where is your current property that you are selling located?

But, you spend hours going back and forth with them:(4) You'll often find additional occupants and pets that aren't on the lease.5) Tenants will have all kinds of maintenance complaints they want the new owner to take care of before they'll pay rent.6) Validate security deposits as they often get "lost" during the sale!
