@Michael OverallQBI number is not some "loss" that you can benefit from.It's simply an FYI number that prevents you from taking a QBI deduction in the future because you had multiple years of prior losses.Short story: you're not missing on anything.

If so you can't target Voucher Holders over tenants who pay their own rent, nor can you avoid/decline them simply because of their voucher.Here in Maryland, where I am licensed, Source of Income is a protected class so I will not opine on the pros/cons of the programs.

A massive step beyond google search, but certainly not sentient yet either.I'll take a stab at explaining my understanding of what goes on under the hood: 1) Large language model chatbots (like ChatGPT, Claude, Gemini, etc) turn the text you type into numbers (vectors).2)Then they use advanced algorithms to understand the contextual relationships between those numbers. 3) Finally, they synthesize a response based on that understanding.The responses can appear creative and downright impressive because they are considering a massive amount of information, logical relationships between words and context that the human brain is simply not equipped to handle itself.

Depending on your board, this could actually be viewed as a violation and potentially lead to a fine or complaint, especially if the PM has a valid brokerage license or exclusive listing rights for any property they manage.Put simply — the PM’s agreement with the owner is a legally binding contract, just like your buyer’s or listing agreement.
