Are my sales skills top notch, no.

I would do 1 at a time until I had a couple base hits under my belt.Once you get to a point in your organization skills that you can manage multiple projects and deals, I would scale slowly and make a really good lending connection that can fund your growth and adapt as you do. 

I would love to know this too as I am looking for a mastermind group to join and help with knowledge sharing, learning, skill development, conacts/networking, accountability and of course fun...which is highly underrated. 

STR management requires very different skills and abilities from annual.

I’ve got solid communication skills and I’m good with systems, but I’m not sure what the first step is.

Keep learning, networking, and getting close to people actually doing deals — even if you're doing a basic job for them at first, it builds skills and relationships.

You have experience and skills in developing new structures.

For someone with a full-time job and limited time for maintenance, investing in a stronger location is usually the better long-term strategy.Regarding property type, each has pros and cons:Single-Family Homes: Easiest to rent, attract stable tenants and generally appreciate well.Townhomes: Lower exterior maintenance and strong appeal to renters, especially newer builds.Duplexes: Better cash flow but older duplexes may require more repairs and hands-on management.I am a Real Estate Broker and Property Manager here in Atlanta with a reliable team of skilled handymen.

If that’s the case, I would use excess savings towards investing in skills that will increase income in the next 5-10 years.
