HELOC's are variable rates and slightly higher then a traditional 30 yr fixed, but a HELOC is a winner if the only need a little bit of money at the money.For this type of HELOC, you may need to use a small bank or credit union.

It was a winner, but still, it could have lost. 

You can't flip at the 75% project cost and be a consistent winner. 

Assuming your getting what you call hard money from a firm or an investor they are not going to get an infinite return at least usually they would get an interest rate return.. either way though sounds like winner good luck with it.

Sometimes they are the quiet winners in deals like this.
