I have not heard from him and he has ignored my phone calls.Maybe this is a one off but it kinda sucks that as a first time investor with them I have been left in the dark and it seems my project has been blown off but I definitely would not recommend them.

Go to a local REIA group and meet with other investors and see if you can shadow the rehab and collect a small fee from the deal as well.

.🛠️ Rehab Estimates:At the start, I’d shadow guys like you, walk properties, and take notes on what different repairs actually cost.I eventually built a basic repair pricing sheet (e.g., $3.50/sqft for paint, $12,000 for a Roof, 7.5% of ARV for "Stuff") that I could tweak based on the house.These days, my acquisition team fills out a standard property checklist (condition, systems, layout, etc.) and we triangulate with past projects and input from our contractors and buyers).Also worth saying: It’s okay to be off early on.
