Why not give it to a charity?

This is my first time as a landlord and this makes for awkward circumstances but it is also a business and not a charity - where do I stand?

This irrevocable trust would then have a charity as the beneficiary because I don't want family members to have anything to do with my properties/business entities.Is it true that a single member LLCs have less asset & charging order protection?

Everybody wants to free load on churches as a charity.

The borrowers pay by ACH, are almost always on time, and I escrow for taxes and insurance.
