You are skating on very thin ice, if not already breaking thru, on the real estate brokerage laws of a least of three of the state I'm licensed with.

For us, what really struck us is to be cognizant of the tenants we want and to only purchase for those tenants.  

AMIG would provide a vacant policy, but it would not cover any vandalism or break-ins, so if it was struck by lightning, I'd be covered, but if someone broke in and trashed the place or burned it down, I'm not covered at all.  

The tax burden for road repair, etc would soon have to be shifted to EV's such as the Tesla if ICE cars were replaced.
