Affidavits are generally not admissible in court as they are considered hearsay. 

Secondly and more importantly, the fastest and easiest way to lose money is to state what you did - "there is no way for us to lose on a deal".By your own admission, you just started not a month ago and are working on 2 deals that are not complete yet, hardly a track record.

This is an admission that one is acting as an agent, and is either acting as an unlicensed agent, unlawful in all states, or if he is licensed as a real estate agent/salesperson/broker, then probably acting in violation of the state real estate licensee statutes. 

In which case, if he hasn't notified his insurance company and then reports it and they are asked to investigate and/or defend him against a possible suit, he could jeopardize his entire claim to be denied for coverage as he would have failed to report the loss in a "timely" fashion, and also muddying the waters by offering money (which they would NOT want you to do, as a lot of people take that as an admission of guilt, even if that is NOT the case).It is a tight rope and while we all want to be humanitarian and sympathetic, our society has not made it easy; especially with a large proliferation of people oftentimes simply suing just to sue...that's just my .02.Regardless, I hope this can be reasonablly resolved for the OP (with little to -0- out-of-pocket on his behalf).

I once worked for the prosecutors way back in the day and was very creative about finding admission.

I'd take such as an admission as to the dealings.  

My ex is a professor at USC, so I'm no stranger to the issues and weirdness surrounding college admissions these days.

But, when a particular real estate coach provides a service that is worth the cost of admission, I have absolutely no problem with that.
