@Aryan StraussDude, if I had a dollar for every smoking tenant who insists, just like you, that they NEVER SMOKE IN THE UNIT...they always lie.

If your market looks anything like mine at the moment and this is a good deal, insisting on home inspection would mean someone else ends up buying the house.

My advice to anyone buying turnkey from anyone is to insist that your closing is contingent upon a paying tenant being in the property.

Actuals are more valuable and consistent with volume from multiple properties but still relevant obviously come tax time.That's why people dismiss, or at least should, dismiss prop forma numbers provided by commercial brokers and insist on seeing last 3 years actuals as well.  

It is where a lot of people shop and if I used a pm I would insist that it was on there.  

The investor portion is whether a landlord should rent their property to an AirBNB host for a premium or insist only on primary residential usage.
