Dose anyone have a favorite app?

You seem to have a bug up your butt about hard money versus private money, @James McGovern, as it seems to be your favorite topic.

I also liked the quickbooks like record keeping, that was my favorite feature.

I'm thinking about visiting open houses and handing out gift bags to real estate agents.

Back to my original point about listening to the investor-the house collectors are the favorite client of agents and lenders…plenty of transaction fees for the take. 

That's always my least favorite part of taking on a new managed property is going through what is needed with the owner, because it's always expensive and they're always under-equipped.After the initial setup it's the same. 

That way the deal performs from the first payment, not from hoping the market gives me a gift later.Most investors never look at it that way, but when you structure the exit correctly, the returns look very different from the typical 7 percent world you are talking about.

I stay out of Chicago for many reasons that there are just too many rules, fines and tenant favoritism with the city.Best of Luck.
