Once you get a piece of property under contract, then you're outsourcing all of the entitlement work to experts and basically managing that part.  

I am not an expert on FHA loans but being a self employed individual the lender may require accountant prepared income statements- I said may Because it's something you may want to look into.

Perhaps they thought the investors listening in would be so mesmerized by the excel slide showing the potential of a 5.8X multiple in a 3-5 year hold and 80%+ IRR they wouldn't sweat the small details :)  not a tax expert of course..

We have mindset, accountability, and expert coaches (capital, underwriting, acquisitions, asset mgmt, etc.).

@Sam Gleadle have been a paid, expert witness a few times in lawsuits against other PMCs in our area and unfortunately, the owner NEVER gets much of value out of the cases:(You'll need a copy of your management contract to show any attorney and that contract better be VERY specific.Othwerwise, you'll just be wasting your time and money.

You should be come the expert of rents in your area.When I bought a multi-unit I inherited tenants from the previous owner. 

The Section 168(K) special allowance, aka "bonus depreciation," is 100% of the chunk of the $300K that's "20 years or less" property.The cost segregation specialists are the experts you go to for determining this info.

Find a new tax preparer who is a real estate expert.
