The statewide job market has now seen 49 straight months of year-over-year job gains.In short: fewer people, more jobs.

I'm  in markets like Georgia, Cleveland, OH and Indianapolis, trying to be in more favorable markets, sometimes I seem to get closer to a deal but never a closing deal.

Here is what Im doing hopefully it works for you Step 1: Set up keyword alerts on Zillow & Redfin for houses that meet your specific criteriaStep 2: Join FB Groups, off market listing sites scour them daily fro dealsStep 3: Look for signs of "stress" listings over 90 days old, keywords like motivated seller all might be a green light for negotiation.

Some are great at the analytics, others are mindset and others at marketing.

If he puts it on the market, you can buy it at the 5-10% lower price and he gets to eat the cost of the broker.

Investor side:  Pitch it to your private investor as 12% interests on a 5-year private loan from your investor to secure the $30k.

I'm sure there's varying sections of Phx, but I believe that's a higher end market. 

I also live in the same area where I plan to market so want to be careful with the approach.
