I have proposed to Borrower (who will handle the rehab because he is local and found the deal), that the FLIP profit (presuming sells for $200K profit) is split 50/50 but he absorbs any sale costs (Escrow, Title, doc fees etc on front end and any commissions and escrow costs on the sale end).
