At this point, I'm like a sponge and will soak up any bit of knowledge I can get because I think passive income is the way to go. 

So your deal/value add would need to be significant in order to get your seed funds back out and leave the required 20% in.

You won't be the only one,Just be there to soak and learn. 

Since then I have read multiple books, my favorite so far is the Millionaire Real Estate Investor, and been soaking up as much information as possible.

As a Sponsor, I won’t even come close to being able to quit my W-2 job with this deal, but my partner and I are planting seeds with our investors and developing a great relationship that will prompt growth in our company to scale and take our talents to the next level.
