1) Be highly organized with your documentation (bank statements, loan statements, PM statements, invoices, receipts, etc.)

The whole dang thing.

I would then just tack the water bill onto their rent invoice. 

If you know for sure they have pets you could always just invoice them the $100 fee each month and see if they pay it.

It is flat out frightening the destruction that has already begun and it is beyond me that so so many people are just so dang oblivious!

I suggest using Word to search for an invoice template.

Benjamin:  I do believe in Invoicing your tenants, for several reasons.When you Invoice a Tenant for rent that is due or a service you provide to them, and you want it to show up as INCOME in your Profit and Loss Report, you MUST INVOICE your tenants.   

This generates a bill to the tenant in QuickBooks for this bill, and all we have to do is print out the Invoice that QuickBooks generated and send it to the Tenant with a copy of the bill the water department sent to us.
