If you know for sure they have pets you could always just invoice them the $100 fee each month and see if they pay it.

Benjamin:  I do believe in Invoicing your tenants, for several reasons.When you Invoice a Tenant for rent that is due or a service you provide to them, and you want it to show up as INCOME in your Profit and Loss Report, you MUST INVOICE your tenants.

This generates a bill to the tenant in QuickBooks for this bill, and all we have to do is print out the Invoice that QuickBooks generated and send it to the Tenant with a copy of the bill the water department sent to us.
