Your talking about one guy and seem to have some fascination with, there have been people buying thousands of properties this way for 30+ years that are not Youtube starts, they are doing it correctly and also teaching.

You seem to have it down to a science so I am just curious how you pull this off?

You can do this, it isn’t rocket science.

Imagine you had a 'science' where you could manipulate forces and then act as if the outcome was a part of the science.

Comps are more art than science than I'd like.

Set yourself up as a serious investor and find yourself someone who has a track record of closing deals (just look to see who represented buyers on recent commercial deals in your area...not rocket science). 

Tell people you are newish to real estate but you find it fascinating and you are working on getting your first deal.
