I have been approached about a "sports complex" that would be more of a training space/batting cages/karate studio and trying to partner with the schools.

I now work with a building designer who walks into the city department, glad hands the people, talks sports, and walks out with stamped plans in a couple days.  

She left the keys on the counter top.how many nails, tacks, and other "hanging" devices are allowed before it goes beyond "normal wear and tear"?"

We also have a ready market for short-term stays: students who attend the university during the summer for shorter courses, conference attendees, sports camps, etc.

If they are below market it could be a device (read leverage) to help give them an incentive to leave. 

I love sports, hockey and baseball.

I love martial arts, all kinds of sports, going on hikes and just spending my time outside.A little bit about my financial situation right now!

It is full most weekend with sport visitors.  

Even since my first car I've discovered that if you buy "the right car" you can buy a really fun sports car and have a lower cost of ownership than a brand new civic, and in some cases even make money to own the car.
