There will undoubtedly be challenges but I feel grateful that it's gone smoothly up until this point for the reason it's sparked my curiosity in real estate.

My partner and I always look to be audit prof and be as tax advantaged as possible and have had an accountant involved even before the first property and now as we have closed on our 13th and completed a full year of tax returns going on Year 2 we could not be more grateful we did. 

I would be very grateful for advice, especially on estimating rehab expenses, managing tenants, and....well...I guess I could use advice on everything haha. 

Like @Joe Fairless I too follow a morning routine including meditating, listing things I have to be grateful for, and reading my vision.

So far the local banks have been a resounding no, so if anyone has recommendations I would be grateful! 

You will find that if you let them talk, just want advice, don't dominate their time, are grateful and maybe even offer to help them for free if they could use your limited skills you will have no shortage of people open to sharing their thoughts with you.
