Asking a tenant to provide one is usually met with a blank stare since tenants either have a bad history which they would like to hide, or more commonly they are just clueless on how to obtain an Equifax report.

@Logan Merrick agreed, they use that surewall junk to hide issues.

They hide stories that shed a bad light on certain people, they squelch opinions (and even scientific facts) they disagree with, and then they pretend to be open platforms.

For me at this point  I grew up in a real estate family and my wife has been a high producing broker for 30 years now.And our kids are in the business well a few of them anyway.. our middle daughter is a very high producing agent in Vegas selling multi million dollar props and enjoying the commissions that come with them. so nothing to really hide other than we dont talk about bank balances..

What window wrapping really tends to do is hide away your problems as they get worse and worse.

there’s a funny debate on this. we put it on one of our rentals in SoCal and it’s netter us in a positive way and made us more attractive to prospective tenants.that being said, IF it were truly lucrative I think we’d see more corporate apartments like Greystar and Redwood installing solar panels.If you do install, make sure you figure out what tax credits you qualify for etc and make sure your output is covered by the panels for day AND night. theres no sun at night.. so make sure when they design they dont hide that. the salespeople are shady with that aspect and it’s annoying.
