The black appliances hide stains easier so they usually provide more longevity from a visual/cosmetic standpoint.

The window wrapping provides a neat exterior look, but it only really serves to hide major wood rot of the frame from the outside.

I already don't like the feeling of this as they're trying to hide things from me and bringing them up after they've signed the lease.

These folks are hiding, and they are in a very bad place.

I wanted full transparency and not to have to hide anything.

That said, why do you want to hide the fee?

@Jarret Remington you're a real estate agent, so it's unusual that you'd want an attorney to assist with a deal.Unless, you want to hide that you're the buyer.
