Replace the furnace filter and look at the color... a non-smoker apartment filter will look grey, a smoker apartment filter will be yellowed. 2.

I was looking around the north side, but not having any luck places that would cash flow (without being very creative).I recently redid a data analysis looking at zip code level trends - basically areas that are likely to have 1% opportunities and also regions that are showing positive movement for population and rent growth.Here's a map (the color is population growth according to census data - yellow up to 9% and green above 9%).

You can also leave a note or yellow letter at the properties containing your contact info.Or if you're like me and you want to do the least amount of work possible, you can just ask your realtor to give the buyers your contact info.

Always be on Yellow Alert.Walk behind potential residents so you can keep an eye on them.Always make sure you are in a position you can leave if you feel unsafe (they are not blocking the door).Use a safety app on your phone (such as): https://www.towne.services/towne-tracking/lone-worker/Carry TWO Pepper Sprays (in case one fails), and possibly more lethal protection if allowed in your area (or by your employer).Good Luck!
