Don't renew...peace of mind is more important than money (sometimes) they are out of of control-i see the possibilty of a lawsuit down the road. say goodbye asap.

I am not saying paying higher fees is necessarily bad if it give you peace of mind and the company does a good job, just make sure you don't get any surprises - tenants can be surprising enough.

The few dollars they charge are worth the peace of mind, in my opinion, but I only rent out a couple of weeks a year, not a full time effort.

Let's say you put 50% down - that may give you the following:1) a 2% cash-on-cash yield (and even to get that you'll probably need to list and manage the property yourself, which you probably can do since it's a local property not in need of extensive renovations)2) 6% in leveraged appreciation, since you're leveraged 2-to-1 with a 50% down payment (and assuming 3% appreciation, which is about what Nobel winner Robert Schiller has noted is accurate long-term)3) a 1.5% equity buildup from loan amortization.That gives you a return of 2% + 6% + 1.5% = 9.5%.

On one side, I could buy and instal new ones ; in terms of cost it's gonna be a 1 time expense and if anything happens I will deal with it and pay a plumber.On the flip side, with renting, one argument I received is that I will have peace of mind in case anything happens as tenants can call the company 24/7 and support will be free of charge.

i have a student rental in kingston...managed it myself for a couple years then handed it over to a PM for the past 7 years or so...its gone smoothly, no problems. they take around 8% of the gross rent (collected)...sometimes the expenses are a bit higher than i expect but the property still cashflows nicely and i get peace of mind knowing i don't need to every worry about taking calls or dealing with tenants.once i have enough doors here in sherbrooke, i plan to hire a PM even though i'm literally 2km from the properties i own...to me, real estate is an investment, not a job, so i like to spend as little time as possible (besides looking for and negotiating deals, which is fun).
