If you hire another layer of management they are going to take their additional 10-15% for their time and expertise (although on a 10-15k rehab that isn’t much and probably worth it)We have clients do BRRRs often, but not in 90 days and they still have a few dollars let in the deal when said and done.

It will also depend on the lender - but gettin in the business to get forbearance to buy other properties is a slippery lsope to go down. no they wont excuse the payments they will just add it to your loan. as an extension of 31 years or so as an example. not gonna repeat this processes if i do end up doing it, if their a tool. why not use it

There are other specifications (like how close to the lot line on all sides, etc), but the point is, it can be done.So, I would focus my search on properties with the lot size, shape and placement of existing home that allow for additional ADU placement.
