The U.S. housing market will finally turn the corner in 2026, with a double-digit increase in home sales supporting a 4% increase in home prices, according to new predictions from the National Association of Realtors®.NAR Chief Economist Lawrence Yun forecasts sales volume for existing homes will rise 14% next year after three years of stagnation, and sees new-home sales rising 5%.

Hold until they get into the 3-5 year range or once they they hit into the 750-850 home built and either build and hold or even sell the lot or land for a big profit.

Medium and high end don’t want a converted motel - they want the latest Marriot Assisted Living building with class A amenities and a memory care unit next door if needed.  

I see more activity in the $500k+ neighborhoods than we do with starter homes.

They are way too guest centric and often leave owners hanging.VRBO and AirBNB should be all you use in addition to looking at direct booking as well.You can rent an ozone machine which should take care of the smoke smell.
