Many people automatically think electric resistance baseboards (or electrical coils in a central air-handler), but your ancillary heat could be easily fuelled with natural gas, propane, oil or another fuel.Presuming your use of "furnace" means a forced air furnace and not a boiler and hydronic heat, you have the option of adding a heat pump with an exchanger insert in the plenum of your existing ductwork.

The tree has caused extensive damage; beams are coming down through the ceiling, the AC is leaking, duct work is coming through the ceiling, roof is damaged, etc.

We have that first thing you posted, except that it was a professionally installed unit that was manufactured and it looks nicer than just open duct work as the area it is used in is a finished bedroom in the basement.

If the duplex has all the ductwork already (for furnace) then I would definitely add AC since it's not a very large expense.

Originally, my rehab budget was about $63000 which included roof, siding, total redo on the inside, new furnace, air, and duct work (currently has old boiler system and no duct work) I had several companies say they wont do loans for less than $75000, so i increased my budget, opting for higher end counters, etc...
