Figure out how much cash you can spend (with reserves) and pick a market you can afford the barrier to entry on.As a novice investor your job is not really to be an expert in analyzing a market out of state, its to become an expert in picking an expert.

As a mindset issue for you, it's not a good tenant if they are causing damage (financial, in this case) and not making reasonable modifications to their actions.

This one is located in the same market of 6 of our current locations - this puts us a 700 units within 10 miles of each other.

A lot of multi families out here are overpriced.
