My strategy (which I'm still working on) is to buy and hold large multifamily's that can be or are professionally managed (so that I'd be managing the manager, rather than tenants) and have a value-add component.

Power-washing probably works great with anything but asphalt.Everything else costs money too, so I don't know if it makes more sense to replace siding, etc.Wrapping old fascia and windows with metal is a great cost-effective way to spruce up the exterior, when those components need to be painted anyways.

Well Steve, I can't speak for your experience, but, the majority of multifamily and commercial deals, that I look at, if they have any kind of obvious upside and/or value add component have deal sheets, marketing packages, and/or OM's WITH pro-forma.

The efficiency of a solar installation is dependent on many factors - location (or average daily sun hours), house orientation (15deg SSE ideally), roof inclination, shade obstructions (on the roof and/or around the house), consumption, components used, inverter or microinverters, hail resistance, warranty, utility payback vs net metering.
