If you are purchasing a 12, 20, or 100-unit property, you will need deep pockets when requesting vacant possession and, unless you have a business plan that repurposes or redevelops the property for a higher and better use (and you get it at a steal of a price}, it is unlikely to make business sense.A few years ago, we walked away from an 80+-unit, two building  deal because the vacancy rate was at 60% and the carrying costs in addition to the costs of rehabbing and modernizing the buildings put the break-even point too far into the future to make business sense.As part of our diligence when underwriting a property, we review all tenancies (leases, payment history, etc) and collect estoppels from each tenant.

I recommend adding modern features like USB outlets in the kitchen islands to add to the "new home" feel that's gonna get buyer to pay top dollar.

In fact I'm sitting in Starbucks right now using my dad's laptop to do all of my real estate related activities because my computer went kaput a while ago and I couldn't afford my internet bill this month to boot.I'm on the verge of completing an amazing online marketing system based all on SEO and organic searching (can't afford any ppc) so I'm hoping that will turn things around for me.

3) Medium grey wood-grained Waterproof vinyl flooring (WVF) throughout, with brushed nickel light fixtures and hardware, or Coffee wood-grained WVF with Oil-rubbed bronze light fixtures and hardware4) Keep the master-bath shower as it is, which is a medium blue fiberglass, and just replace the door with a modern one and trim in some coordinating hardware and glass tile, or totally tear out the shower?

Aside from loving the modern styles, when you are going 3 stories, and have the height limitations, and narrower lots, contemporary style with no rooflines really work.
